Data from Warren Group finds 32 foreclosure petitions in town year to date as of late July, compared to 12 for that point in 2011.
Foreclosure activity was up in Wakefield as of the end of July, according to recent data from the Warren Group. The Warren Group reported that in July, eight foreclosure petitions were filed in Wakefield, compared to just four for that month in 2011. Along with that, the real estate data company noted that year to date, 32 foreclosure petitions were filed in Wakefield as of the end of July. As of that point in 2011, there were 12 foreclosure petitions, marking a 166.67% percent increase. In other data for Wakefield, there was no change in foreclosure auctions year to date from 2011 to 2012 (zero), and foreclosure deeds (nine). Statewide, the Warren Group noted that the 1,198 foreclosures initiated in Massachusetts in July marked the lowest…

Wakefield saw 100 home sales in town at the end of July.
Home sales were up in Wakefield somewhat over the past year, according to new data from the Warren Group. The real estate data company reported that at the end of July, there had been 23 home sales in Wakefield, compared to 17 for that same month in 2011. This marked an increase of about 35%. Year to date, the end of July found that there had been 100 homes sold in Wakefield, a slight increase over the 94 recorded at the end of July, 2011. Wakefield’s year to date median sale price was $371,250 at the end of July, compared to $366,450 in July of 2011. That was a gain of 1.31% over the past year. Home sales are up but homes are not selling for more. Case and point. 128 New Salem Street. On the market for over 1/2 year. Owner purchased in 2005 for $300,000. Improvements made to the house of over $60,000 and it just sold for only $269,000. 1 Border street is also another example. Wakefield is getting worse people and we are still letting shady developers come into town and build 40B housing…   more ›
